1. Offshore based property company
Long standing customers approached us as they had the opportunity to buy their business premises in the West End of London following the death of the freeholder. We arranged a loan of £2m on an interest only basis. Two years later, on expiry of the interest only period, we arranged a further advance of £1m to assist with major refurbishments. The loan was moved to a cheaper lender and reverted to interest only.
2. Newcastle based property developer
The clients existing bank allowed him to purchase a prime but specialist residential site then took cold feet in view of the changed economic environment. Our client was an experienced developer who knew the market well. We were able to introduce him to a new lender who repaid the existing facility and provided 100% of the development costs.
3. West Sussex Based Insurance Services Company
Company was responsible for collecting Insurance premiums and meeting claims on behalf of offshore Insurance Companies. Large volumes of cheques were deposited and drawn on their various bank accounts on a daily basis and they felt they were being overcharged by their existing Bankers. They also maintained substantial credit balances.
After conducting a full review of their banking facilities we prepared a tender document and invited two Banks to tender for the business.
The successful Bank was delighted with the introduction and the client saved in excess of £60k per annum in Bank Charges.
4. Kent based book designer and printer
Existing Bank was unhappy with increasing overdraft and requested that some form of refinance be put in place.
The Company owned 2 freehold properties which we were able to arrange long term mortgages on and we introduced an alternative Debtor finance Company who were able to provide a more generous advance against their Debtors. The result was that the Bank were fully repaid and the Company had additional working capital at their disposal.
